What do I have to do to save my house from foreclosure?
As soon as we get some simple information from you, we will need a short Contract signed as well as an Authorization Form (so we can contact your lender). We may also ask you for a hand-written "hardship letter." This will help the lender to determine how much they will be willing to help you.
My sale date is next week. How fast can you stop the foreclosure?
Usually, the entire process only takes a couple of days. Often, we stop the foreclosure cold within an hour!
How successful are you?
Very! The lender is upset at the borrower, but as a neutral third party, we can often get them to calm down and negotiate with us to come up with a solution.
I can now afford the payment, but I can't afford the back payments. How can you help me?
We can usually convince the lenders to reinstate the loan. We have several methods to deal with the back payments, depending upon your situation.
Do you loan money to help us catch up?
No! We are not lenders. You will not have to borrow any more money to use our Program.
Do you buy our house and then let us Lease it with an Option to buy it back?
No! If you want to sell your house, we can buy it, but then you would have to move. With this Program, you get to stop the foreclosure and keep your house.
Is this a "short-sale"?
No! A short-sale would actually hurt you, because the difference in the loan amount and the lower sale price is not just magically forgiven. It is considered income. The IRS will send you a tax bill for that amount. This could cause a significant problem for you. There is no such tax problem with our Program. Also, with a short-sale, you would be selling the house and have to move.
What if I also have a second mortgage?
No worries! We can handle any mortgage with any lender.
What about FHA and VA loans?
Those are actually the easiest to deal with. Our System cuts through all the red tape!
How much is this going to cost me?
Consultants and Mediators typically charge an amount equal to a month's mortgage payment as their fee, but since we mainly buy houses and just do this to help out our clients, we charge significantly less. Is there a money-back guarantee or refund?
